The Ultimate Guide for Finding Roof Leaks

Roof leaks can cause the need for costly repairs if not located and handled early. Because the roof has such a large surface and there are so many ways water can penetrate, it can be challenging to find the source of a leak.  We've put together the ultimate guide to help you efficiently locate the source of a leaky roof.


Where Do the Majority of Roof Leaks Occur?


The first step in locating a roof leak is knowing where to look. While a roof is built to protect against the elements, there are areas that are susceptible to damage and water penetration.


Missing or damaged shingles are the most common cause of roof leaks, so we always suggest to check them first.  You can typically spot the problem by walking around the house and looking up, using binoculars to get a closer view, or climbing up a ladder and taking an even closer look.  Unless you are knowledgeable about roofs, we do not suggest you walk on the roof due to the likelihood of damaging more shingles.


Places where two parts of the roof intersect can leak through the seams.  Take a look around and see if you spot signs of moisture at any of the seams.  If you do, it means that your roof needs to be resealed.


The chimney is also a source for leaks. Look for wet areas or dark spots on the ceiling around the chimney area.  You can also check for a leak by pouring water around the base of the chimney. If you do spot a leak, it's usually due to damaged or missing flashing around the area.


If your roof has dormers, the vertical windows that project from the roof and usually illuminate a room on the top floor or the attic, it is pretty common for them to leak. A typical repair of this area involves caulking the area between the shingles and the dormer flashing.


How to Get to the Source of the Leak


The actual source of the leak is not usually in the same spot as where the water is in your home. Think like water and start from the inside of the house. Water follows the law of gravity, so it typically enters from a higher up point. Water can flow around rafters, support beams, and other elements, sometimes making it difficult to find the origination spot. Get close to the drip spot and then look for water stains leading up the roof.


You can also search for the source from the outside, but be very careful if doing so. Make sure the roof is dry before attempting to walk on it.  Go to the area of the roof where you spotted the drip on the inside of the home. Look for signs of moisture or water pooling up. If you see any rusted nails, you've likely found your spot.


How to Isolate the Leak


Sometimes you may need help from someone to get to the source of the leak. You should try this on a dry day.  Have your partner stand on the roof and spray it with a hose, from bottom to top. You should be in the attic, ready to spot the point of water entry. Be sure to bring a bucket with you to catch the water that seeps through.


Safety


Safety is always the first priority. If you ever get to a point where you don't feel safe or comfortable working on the roof, call a professional and have them do the work for you. If you are certain you want to find the leak on your own, pay close attention to what you are doing, make sure the boards you step on in the attic are sturdy, only walk on the roof when it is dry, utilize proper ladder safety, and follow your instincts.


Common Causes of Roof Leaks


We've already covered common areas where roof leaks occur, but what causes the leaks in the first place? There are several reasons you may be dealing with water leaking into your home:


Wind - Wind can cause debris to block the roof vents, preventing air from escaping and causing moisture to build up. Wind can also blow off shingles or damage them, creating prime real estate for water to intrude.


Moisture - When you don't have proper roof ventilation, moisture will build up in the attic and cause leaks, along with mold and mildew that are detrimental to your health.


Tree damage - Tree branches that overhang your roof can damage the shingles, and in worse case scenarios, penetrate the roof, creating a large hole and other damage. Heavy winds can also blow entire trees on the roof, causing major leaks. It is always best to trim branches and remove trees that are too close to the home.


Improper installation - Inexperienced roofing contractors can install a new roof improperly, creating a whole list of problems.  Some of the most common mistakes made are not using the correct amount of shingles, installing the shingles too far apart, installing flashing incorrectly, and forgetting to apply the proper moisture barrier.


Ways to Fix the Leak


Once you've found the source of the roof leak, it needs to be repaired as soon as possible to prevent any more damage.

The best way to handle a roof leak is to call a roofing contractor who specializes in roof repairs. If you can't wait until they can come out, you can place a sheet of metal flashing over the leak source as a temporary fix.
